The luxury hotel pipeline for late 2026 and 2027 includes several openings that could reshape how we plan trips to Europe's most visited cities. London gains its most anticipated hotel in a decade. Venice welcomes a Four Seasons transformation of the historic Danieli. Rome adds three major properties from Mandarin Oriental, Rosewood, and Corinthia. Milan gets its first Rosewood. Tokyo receives its first Waldorf Astoria. And Dubai adds a Baccarat tower to its downtown skyline.

If you are planning a trip to any of these cities in the next 12 to 18 months, booking strategy matters. New hotels often have soft opening periods where not all facilities are operational, but they also offer inaugural-season rates and greater upgrade flexibility. We track opening dates and reservation windows so you can book at the right time. Start planning your trip with a consultation.

Our most anticipated hotel opening in London in a decade. • Sixth-floor rooftop terrace with views of Buckingham Palace, Trafalgar Square, and Nelson's Column

  • Spa and wellness area

Booking advice: Reservations are open for stays from March 2027. Named suites and residences are the categories to request early. The hotel is expected to have a soft opening period in autumn 2026 before full operations begin in spring 2027. Booking advice: The hotel is now open and taking reservations. Book through Four Seasons Preferred Partner for daily breakfast for two, a $100 property credit, upgrade consideration, and pre-arrival advocacy. Request a room in the original Palazzo Dandolo section for the most historic character. Canal-facing rooms command a premium but are worth it for the view.

Booking Strategy for New Openings

When to Book a New Hotel

New hotels go through three phases, and each has different implications for travelers:

  1. Soft opening (first 1 to 3 months): Not all restaurants, spas, or facilities may be operational. Service may be inconsistent as staff trains. Rates are typically lower, and upgrade flexibility is highest. Opening dates may shift, even close to arrival date, so flexibility is key. Bestor travelers who prioritize value and can tolerate some operational friction.

  2. Inaugural season (3 to 12 months): Full operations are underway, but the hotel is still building its reputation. Rates are competitive, and the property is eager to impress early guests, but there may still be hiccups in service as teams find their rhythm. This is often the sweet spot for booking.

  3. Established operations (12+ months): The hotel has found its rhythm, rates have normalized to market levels, and upgrade flexibility decreases. Book through preferred partner programs for benefits.

How We Help

For every opening, we can:

  • Track reservation windows and notify you when bookings open

  • Compare the preferred partner rate against promotional and public rates

  • Secure benefits through the appropriate program (Four Seasons Preferred Partner, Rosewood Elite, Virtuoso, or Hilton's luxury programme)

  • Communicate your preferences to the property before arrival

  • Advise on room selection based on floor plans and location within the building

  • Arrange activities in the destination
